As the lockdown is eased, Suffolk is preparing to re-open with residents starting to return to work. As a consequence, plans such as moving home can resume with over 700 homes being listed on Rightmove since PM Boris Johnsons announcement on 10th May.
In Ipswich, property law experts Attwells Solicitors, who have continued to support the local community since the lockdown began with legal services are leading the way on ‘Getting Suffolk Moving’.
Today, the law firm have launched a new conveyancing service with the sole purpose of speeding up conveyancing transactions and safeguarding them. Around 35% of all property sales collapse in the first three weeks which is likely to be higher due to the Coronavirus. The average cost of a failed sale is £2,700.
Move Ready is a new conveyancing service which Attwells are offering free of charge for those instructing them to help stimulate the property market. The conveyancing service ensures the majority of the legal work required to move home is completed prior to a property being placed on the market.
This will enable hopeful Suffolk movers to recoup the weeks lost in lockdown. Currently the average time it takes to move home is five months from agreeing a price to completion. Attwells new conveyancing service will reduce this, property expert and founder Partner Nick Attwell explains:
“The only way to speed up property transactions and get people moved is to provide upfront full and meaningful information prepared by a Solicitor. If you are serious about moving home then contact Attwells Solicitors now.”
This approach of selling a property was recently recommended by Kirstie Allsopp and Phil Spencer presenters of the Channel 4 property programme Location, Location, Location. They commented in a recent interview for the Sunday Times that getting your solicitor to pre-prepare a contract, having the required paperwork and deeds ready to go was best practice.
To fully support this method Attwells have also designed a buyers’ pack, Offer Ready. This will pre-qualify buyers, offering sellers and estate agents a welcomed level of reassurance during this challenging time and will provide buyers making an offer with a stronger position.
